The Nooq

    Terms & Conditions

    These booking terms and conditions (the "Terms") apply to all reservations of accommodation made through The Nooq's website, by email, by telephone, or through any third-party booking platform. The Terms apply to stays at all The Nooq locations and are provided by Colive 3 AB (registration number 559570-0518), operating under the brand name The Nooq.

    By completing a booking, you — or the company on whose behalf the booking is made — confirm that you have read, understood, and accepted these Terms in full. The Terms form a binding agreement between you and The Nooq from the moment a booking is confirmed.

    The Nooq reserves the right to update these Terms at any time. The version in force at the time of booking shall apply to that reservation.

    Booking and Confirmation

    A booking is confirmed when The Nooq has provided a confirmation number, either verbally or in writing. Payment must be made in accordance with the applicable booking rules; failure to do so may result in cancellation of the reservation. The maximum permitted length of stay is six (6) months.

    If you have not received a booking confirmation within 24 hours of completing your reservation, please contact The Nooq directly.

    All guests must be at least 18 years of age. Guests under the age of 18 may only stay at a The Nooq location if accompanied by a parent or legal guardian, or as part of a supervised group booking where a responsible adult has accepted these Terms on behalf of all minors in the group. A valid government-issued ID (national identity card or passport) is required upon check-in. The Nooq reserves the right to cancel a reservation without refund if the required identification cannot be provided.

    If we are unable to provide the reserved accommodation, we will make every reasonable effort to offer a suitable alternative. In such cases, you have the right to accept the alternative or to cancel and receive a full refund. The Nooq will not be liable for any additional costs or losses arising from such a situation.

    Please note that you may use your reservation address as a temporary address, but permanent registration at a The Nooq location is not permitted.

    Check-In and Check-Out

    Check-in is available from 15:00 on the day of arrival. Check-out must be completed by 11:00 on the day of departure.

    Check-in takes place at the front desk at each location. Reception hours vary by location. Please contact The Nooq directly for specific opening times.

    Early check-in and late check-out may be available on request and are subject to availability and additional charges.

    Changes to an Existing Booking

    Changes to bookings made at Flexible rates may be made up until the applicable cancellation deadline for that reservation.

    Bookings made at a Non-refundable rate cannot be changed, and no refund is issued in the event of a no-show.

    Cancellations

    Cancellations must be submitted in writing by contacting the relevant property directly by email or telephone. A cancellation is only confirmed once you have received a cancellation reference number from The Nooq.

    It is your responsibility to verify the cancellation policy applicable to your reservation at the time of booking. If your reservation was made through a third-party platform, please refer to the cancellation policy on that platform.

    Stays up to 27 nights

    Flexible rate

    • Free cancellation up to 24 hours before arrival.
    • Later cancellations or no-shows are charged one night's stay.

    Non-refundable rate

    • Charged in full at the time of booking.
    • No refund for cancellation, modification or no-show.

    Stays of 28 nights or longer

    Flexible rate

    • Free cancellation up to 14 days before arrival (16:00).
    • Cancellation 5–14 days before arrival: 50% of total reservation value charged.
    • During an ongoing stay, a 14-day notice period applies.

    Non-refundable rate

    • Charged in full at booking.
    • No refund for cancellation, modification or no-show.

    Payment and Deposit

    Cashless Payments Only

    All The Nooq locations operate on a cashless basis. Payments must be made by credit or debit card. Cash is not accepted.

    Stays up to 27 nights

    • Non-refundable reservations are charged in full at booking.
    • Flexible reservations are charged in advance or upon arrival.
    • No deposit is required, but guests remain liable for any damages caused during their stay.

    Stays of 28 Nights or Longer

    • Non-refundable reservations are charged in full at booking.
    • Flexible reservations are paid monthly in advance.
    • For stays of 29 nights or longer, The Nooq may require a security deposit. If applicable, the amount and payment deadline will be communicated during booking.
    • Deposits are returned after inspection of the accommodation, less any deductions for damages or unpaid charges.

    Currency and Card Charges

    • All payments are processed in SEK.
    • The Nooq is not responsible for exchange rate differences, currency conversion fees or bank charges applied by your payment provider.

    What Is Included in Your Stay

    Electricity, water and internet access are included in all stays.

    Breakfast availability and cleaning frequency vary by location and booking type and are communicated during booking.

    Guest Obligations

    Conduct and Consideration

    • Guests are expected to behave respectfully toward other guests and neighbours.
    • Quiet hours apply between 22:00 and 07:00.
    • The Nooq reserves the right to terminate a stay without refund if a guest causes significant disturbance.

    Smoking

    • Smoking is prohibited in all studios, communal areas and balconies.
    • Violation results in a fee of 5,000 SEK.

    Your Studio

    • Guests must maintain the accommodation in good condition and dispose of waste regularly.
    • Any existing damage must be reported immediately upon arrival.
    • Guests are liable for damages caused by themselves, their visitors or accompanying guests.

    Number of Guests

    • The number of occupants may not exceed the number stated in the booking confirmation.
    • Additional guests must be approved in advance and may incur additional charges.

    Visitors

    • Visitors are only permitted with prior approval from The Nooq.
    • Approved visitors must register at reception.
    • Overnight visitors may incur additional charges.

    Pets

    • Pets are allowed only at selected locations and must be declared during booking.
    • Additional fees apply.

    Prohibited Activities

    • Illegal activities or commercial operations are not permitted on the premises.
    • Violations may result in immediate termination of the stay without refund.

    Parking

    • Parking must be approved by reception and may require advance payment.
    • Guests are responsible for ensuring the correct vehicle registration number is registered.
    • Parking terms vary by location.

    Access to Your Studio

    • The Nooq reserves the right to access accommodation units for inspections, maintenance and emergencies.
    • Whenever possible, notice will be given in advance.

    False Fire Alarms

    Guests are fully responsible for all costs arising from intentional or negligent activation of fire alarms that result in emergency response attendance.

    Cleaning

    Studios are prepared prior to arrival and include bed linen, towels, hand soap, washing-up liquid and toilet paper.

    Cleaning frequency depends on location and booking type.

    Additional cleaning can be purchased separately.

    Upon departure guests must:

    • Wash dishes
    • Remove food from refrigerators
    • Dispose of waste
    • Return furniture to its original position

    Failure to do so may result in additional cleaning fees.

    The Nooq's Obligations

    The Nooq will maintain accommodation standards and provide accurate booking information.

    Photos, floor plans and descriptions are illustrative and may change.

    If a significant technical issue or external disturbance cannot be resolved within a reasonable time, The Nooq will attempt to provide alternative accommodation or refund the unused portion of the stay.

    The Nooq is not liable for loss of personal property or personal injury except where required by law.

    Guest Liability

    Guests agree to reimburse The Nooq for costs, damages, fines, losses or legal expenses resulting from breaches of these Terms.

    Where a company books on behalf of employees, the company assumes liability for those bookings.

    Limitation of Liability

    To the maximum extent permitted by law, The Nooq's liability is limited to the total amount paid for the stay.

    The Nooq is not liable for indirect or consequential losses, including loss of income, business interruption or loss of opportunity.

    Right to Refuse Service

    The Nooq reserves the right to refuse bookings, deny check-in or terminate stays where necessary for the safety and wellbeing of staff, guests or neighbours.

    Examples include:

    • Threatening behaviour
    • Harassment
    • Intoxication
    • Illegal activity
    • Excessive disturbance
    • Failure to comply with these Terms
    • Failure to provide valid identification

    Digital Access and Keys

    All keys, keycards and digital access credentials remain the property of The Nooq.

    Guests may not share or transfer access credentials.

    Lost or unreturned access devices may result in replacement fees.

    Guests remain responsible for any misuse of provided access credentials.

    Abandoned Property

    Items left behind will be stored for up to 14 days.

    Thereafter The Nooq may dispose of them without liability.

    Shipping or handling costs for returned items are paid by the guest.

    Force Majeure

    The Nooq is not liable for failures caused by events outside its reasonable control, including war, natural disasters, pandemics, infrastructure failures, government actions or similar events.

    Disputes

    These Terms are governed by Swedish law.

    Any disputes shall be resolved by the Swedish courts.

    Processing of Personal Data

    Colive 3 AB is the data controller for personal data processed in connection with bookings and stays.
